Are your rules in correct order? Try changing priorities.
After every change in the rules re-run the DRC.

In the Design Rules, press Query Builder and in the condition select "Belongs to Component Class" then select the room.

Online DRC has failed few times for me this is why I suggested to re-run the thing manually. After I do the DRC manually the online one works ok. It just looks like some of the errors are not updated wen you change the rules. Maybe it depends on the Altium version.

Try what @owiecc said. Run DRC manually and see what happends.
