Maintenance PM software suggestions

Any suggestions on some good maintenance PM software out there? Anything cheap and not too fancy, but gets the job done well? I work for maintenance in a factory and am looking for sometime a little better for tracking a scheduling PMs.

I'm not sure if Shire Systems is stiill going but that was cheap and good enough for some key national infrastructure I was responsible for.
SAP PM &MM is the CMMS I have seen most used, usually because in thos organisations it's tied into financials.
